Choose the route, not the pitch

Four ways forward with a property.

A direct sale is one option, not the default answer. Compare likely net proceeds, effort, timing, risk and the advice available for your situation.

Options reviewed September 25, 2026

1. List with a licensed agent

Often the strongest path when maximizing price matters and you have time for preparation, showings and buyer conditions.

  • Potentially wider buyer competition
  • Professional pricing and marketing
  • Commission, preparation and timing trade-offs

2. Sell directly as-is

Can fit when certainty, condition or workload matters more than the highest possible headline price.

  • No repair or clean-out requested
  • Terms and closing date negotiated directly
  • Usually a lower price than a successful listing

3. Sell privately

A for-sale-by-owner route may reduce commission but leaves pricing, marketing, screening, negotiation and paperwork with you.

  • More control over the process
  • Legal and disclosure duties still matter
  • Buyer financing and conditions remain possible

4. Keep or refinance

If the carrying cost is manageable, keeping, refinancing, renting or repairing may preserve more long-term value than selling today.

  • Get regulated financial and legal advice
  • Model the full carrying and repair cost
  • Do not wait through a hard deadline without help
Compare the trade-off

Direct sale or market listing?

Neither route wins every time. Compare the likely net result, work and uncertainty — not just the headline price.

Our honest answer: if the home shows well and you have time, a good agent may leave you with more money. We are built for the situations where certainty, condition or effort matter more than squeezing out the last dollar.

A practical decision test

Write down the outcome you are actually buying.

Ask what you would choose if every route were explained without pressure.

Net money

Compare likely proceeds after repairs, commissions, carrying costs, legal costs and the chance that a conditional deal fails.

Time and labour

Price the work of cleaning, access, repairs, tenant management, showings and waiting—not just the calendar days.

Risk and certainty

Compare conditions, financing exposure, deposit terms and your ability to absorb a delay or a failed sale.

If you face a mortgage, tax, court or enforcement deadline, speak promptly with your lender, lawyer and an appropriate licensed professional. A property buyer is not a substitute for independent advice.
