How a direct as-is offer is built.

There is no honest universal percentage of market value. The property, repairs, resale path, time and risk all matter. These are the major inputs we review.

This is a plain-language framework, not a property appraisal, guaranteed formula or promise that an offer will be made. The figures and contract terms for the actual property determine the result.

The major inputs

Ask to see what moved the number.

A responsible explanation should be specific enough to compare with a listing estimate and your own repair information.

Comparable sales

Recent, relevant sales help estimate what a repaired property might sell for. They are evidence, not a guarantee of a future resale price.

Current condition

Roof, structure, mechanical systems, water damage, finishes, occupancy and unwanted contents can all affect work and uncertainty.

Repair allowance

The likely scope, labour, materials, permits and contingencies are estimated from the information available. A visit may change the estimate.

Holding costs

Financing, insurance, utilities, taxes, maintenance and time are part of carrying a property before its next sale or use.

Transaction costs

Legal, closing, resale and other property-specific costs may apply. Your lawyer explains your own costs and closing statement.

Risk and margin

A direct buyer needs room for mistakes, market movement and a return. That is one reason an as-is offer is usually below a successful retail sale.

Money and timing

Confirm the price, deposit, closing date, adjustments and what costs remain yours.

  • Who holds the deposit?
  • When can either side walk away?
  • What happens if closing is delayed?

Conditions and purchaser

Read inspection, financing, access and assignment wording carefully.

  • Who is named as purchaser?
  • Can the agreement be assigned?
  • Which condition deadlines apply?
