What is inside

One decision record instead of four different sales pitches.

The worksheet helps you compare routes on the facts that change the actual outcome.

  1. 1Your priorities: price, timing, certainty, condition, effort and privacy.
  2. 2Likely net proceeds: price less repairs, commission, carrying and closing costs.
  3. 3Work and risk: access, showings, financing, conditions and the chance of delay.
  4. 4Buyer checks: legal identity, role, funding, deposit and assignment wording.
  5. 5Your decision record: the route chosen, why it fits and what still needs proof.
Use it independently

The worksheet does not steer you toward a direct sale.

A successful market listing often produces the strongest price. The useful choice is the one that best balances likely net proceeds, work, timing and risk for your property—not the route with the loudest promise.

Bring evidence

Ask an agent for a pricing range and likely selling costs. Ask a direct buyer for the written price, major assumptions, conditions and purchaser or assignment terms.

Keep independent advice

Use your own real estate lawyer before signing. If a lender, tax, court or enforcement deadline applies, contact the relevant institution and licensed advisers promptly.

This worksheet is general information, not legal, tax, mortgage, appraisal or financial advice. It cannot predict a sale price or guarantee that a transaction will close.
